Sattva's plotted development in Doddaballapur
Ekatra is land to build on, delivered ready for building: each plot is sold undeveloped, with its services laid to the plot, inside a compound wall with a single gate on the west boundary and Sattva's clubhouse plot just inside it. The layout sits between North Bengaluru's ring road and a working industrial town. The Satellite Town Ring Road (STRR, NH-648) runs 300 metres north of the layout, with its nearest entry, at the Alahalli junction, about 2.7 km by road, and Doddaballapur railway station is 2.4 km from the gate.
Plots run from entry-size 20 x 30s, a size few branded layouts offer, up to 30 x 60s, and the compact plan, at 20.6 plots per acre, gives 45.4% of its land to roads, three parks and a civic-amenity site. Around it is a town with its own economy: the KIADB Doddaballapur Industrial Area and the Apparel Park are each about 3–4 km from the gate by road, the town centre and KSRTC bus station about 3 km, and Kempegowda International Airport about 35 km.
At about ₹8,600 per sq ft at the expression-of-interest (EOI) stage, Ekatra is priced with the branded plotted launches of the IVC Road belt rather than with the town's local layouts; the price page has the detail.
Sattva Ekatra RERA registration and approvals
Ekatra came to market with its approval and registration in hand. The Doddaballapura Planning Authority approved the residential layout on 17 July 2026 (DPA/TP/LAO/30/2025-26) under the Karnataka Town and Country Planning Act, with BMRDA's prior concurrence of 27 March 2026. On 18 September 2026 the project was registered with K-RERA as PRM/KA/RERA/1250/301/PR/180926/008945, in the name of Shirasa Construction Private Limited. Check it yourself at rera.karnataka.gov.in. Sattva Aaranya keeps the Sattva Group shortlist grounded in the local basics: commute, configuration, usable amenities, and the documents a buyer should verify.
Behind the approval lie the land steps: residential conversion by the Deputy Commissioner, Bengaluru Rural, in November 2025; residential zoning in the local master plan, part of it through a 2023 change of land use; and a registered joint development agreement with the landowners. KSPCB's consent to establish the sewage treatment plant, granted in April 2026, runs to 2031.
The approval also shapes delivery: roads, drains, water, electricity, parks and civic amenities must be complete within three years of approval, by July 2029; 40% of the plots can be released for registration in the first stage, with the rest following final approval; roads and parks are handed over free to the local body; and plots carry gram panchayat property records, not a city (GBA or BBMP) khata.

Registered, approved and without a single K-RERA complaint, Ekatra moves into its works phase on 1 October 2026.

The Sattva Ekatra programme
Land use. Plots take 53,851 sq m (54.6%), roads 29,830 sq m or about 7.4 acres (30.3%), three parks 9,972 sq m or about 2.5 acres (10.1%), and the civic-amenity site 4,937 sq m or about 1.2 acres (5.0%), across a total of 98,590 sq m (24.36 acres).
Plot mix. The 30 x 40 of 1,200 sq ft is Ekatra's standard plot and its median: 208 of the 502. Larger formats add 44 plots of 30 x 50, 20 of 30 x 60 and 10 of 30 x 45, while 81 plots of 20 x 30 open the layout to buyers at 600 sq ft. The remaining 139 are odd-shaped, from 543 to 1,986 sq ft, and the average plot works out to about 1,120 sq ft. Compare every size.
Clubhouse and landscape. Sattva's clubhouse has its own plot of about 16,570 sq ft on the north side of the spine road, just inside the gate. Its programme covers a swimming pool, a gym, a banquet hall, indoor games, a theatre, a cafeteria, guest rooms and a co-working space, with courts for tennis, pickleball, basketball and futsal outside. The landscape plan adds 27 features. The clubhouse opens after the completion certificate and runs on usage charges; the amenities page walks through it all.
Services. The price pays for the layout's development and infrastructure: an underground electrical network on BESCOM supply, underground sanitary lines, stormwater drains, recharge pits, LED street lights, avenue planting, a compound wall and 24x7 security. The 400 KLD sewage treatment plant returns treated water to the gardens and to flushing. Water comes from the Majarahosahalli Gram Panchayat after completion, "based on availability"; there is no city (BWSSB) supply.

Yes, they are one project. Before registration, the layout was offered at the EOI stage under the working names “Sattva Thippapura” and “Codename Thippapura”, after the village it stands in. It was registered as Sattva Ekatra, and that name now covers the same 503 plots at Thippapura.
Sattva Ekatra is a Sattva Group project; the group, formerly Salarpuria Sattva Group, has built in Bengaluru since 1993. Its registered promoter, Shirasa Construction Private Limited, is a Sattva Group company incorporated in 2022, and the same company registered Sattva Bhumi in October 2024: 343 plots on about 20 acres at Chikka Thattamangala, in Devanahalli taluk. Bhumi received its final layout approval on 28 July 2026, about five months ahead of its filed completion date, and carries no complaints on K-RERA.
Plots are due for handover on or before 19 March 2029, the registered completion date and the date the allotment letter commits to. Works start on 1 October 2026, and the layout approval gives Sattva three years, to July 2029, to finish the roads, drains, water, electricity, parks and civic amenities. The clubhouse comes after completion, once the completion certificate is issued.
