Strengths

Sattva Ekatra strengths

Registered and approved. The Doddaballapura Planning Authority approved the layout on 17 July 2026 under DPA/TP/LAO/30/2025-26, with BMRDA's prior concurrence, and K-RERA registration followed on 18 September 2026. The filed project cost is ₹302.30 Cr, ₹251.84 Cr of it land, with no borrowing declared, and neither the project nor its promoter has a complaint against it.

A promoter company that has delivered. Ekatra's promoter, Shirasa Construction Pvt Ltd, is the Sattva company behind Sattva Bhumi, 343 plots at Chikka Thattamangala in Devanahalli taluk, registered in October 2024. Bhumi received its final layout approval on 28 July 2026, about five months before its filed completion date, and carries no K-RERA complaints.

Finished infrastructure and a clubhouse. Services reach every plot before handover: underground electrical and sanitary networks, stormwater drains, a 400 KLD sewage treatment plant, LED street lighting, avenue planting, an overhead water tank, a compound wall and an arrival plaza. Sattva has budgeted about ₹47 crore for the layout's infrastructure and clubhouse.

Entry-size plots in a branded layout. Eighty-one 20 x 30 plots of 600 sq ft give buyers a smaller first plot inside a branded, serviced layout, and no other branded layout within about 15 km offers the size. The core is 208 plots of 30 x 40, with 30 x 45, 30 x 50 and 30 x 60 plots for larger homes.

Doddaballapur's jobs base and the STRR. The KIADB Doddaballapur Industrial Area and the Apparel Park are about 3–4 km, the railway station 2.4 km and the town centre about 3 km. The STRR, open since 11 March 2024, runs 300 metres north; its nearest entry, at the Alahalli junction, is about 2.7 km by road.

Priced within the branded rung. At about ₹8,600 per sq ft, Ekatra sits inside the ₹8,100–9,600 band of the branded plotted launches on the IVC Road belt, nearer the band's lower end.

Each point below comes with a document to read or a visit that settles it.

A pending civil suit on one survey number. OS No. 503/2023 before the Senior Civil Judge, Doddaballapur, over Sy No. 45/1, about 8% of the layout's land, still pending as at 21 September 2026. Check: have your lawyer read the suit papers before the agreement and again before the sale deed.

A plan that runs on dates. 95% of the price is due by 30 June 2028, about nine months before the 19 March 2029 completion date, whatever the stage of the works. Check: confirm every date on your agreement, and line up any loan before the agreement stage.

Water from the gram panchayat. After completion, water is to come "based on availability", with no BWSSB supply. Check: ask how the full requirement will be met if the panchayat's supply falls short.

The clubhouse comes after completion. It follows the occupancy or completion certificate, run by Sattva or an operator on usage charges. Check: ask for its timing and usage terms in writing.

Sattva's programme and the agreement's list differ. The play lawn by the gate is drawn on the civic-amenity site, which passes to the local body under the approval. Check: ask for the clubhouse specification in writing, and how the play lawn's use will be secured.

An industrial east edge. A cement bulk terminal and packing yard lines the east and north-east edges, and heavy vehicles use the STRR corridor. Check: visit on a working day and walk the east side.

The STRR entry is 2.7 km away. The ring road passes 300 metres north on an embankment, with no junction on this stretch. Check: drive both routes at the hours you would use them.

A dense layout with compact plots. At 20.6 plots per acre, Ekatra is a dense layout, with an average plot of about 1,120 sq ft. Check: see your plot's neighbours, road width and facing on the approved plan.

A price about twice the local market. About ₹8,600 per sq ft is roughly twice the ₹4,000–4,800 that Doddaballapur's plot market asks, and no resale evidence near this level exists yet on the Doddaballapur side. Check: compare cost sheets across the branded launches you are considering.

The ring-road reservation on the south edge. A "Doddaballapur Ring Road – 90 m" reservation runs along the layout's southern edge on the local master plan; nothing is built, and no project, funding or date has been announced. Check: for a south-edge plot, see where the line falls on the plan.

Market Context

Doddaballapur's plotted market and Sattva's record

The STRR is the change already on the ground: the section through Doddaballapur, from Dabaspet to Hoskote, opened on 11 March 2024. KWIN City, the 5,800-acre Knowledge, Wellbeing and Innovation City planned to the west, is announced and under development, with no completion date. Within about 5 km, 18 plotted layouts with about 1,740 plots were registered in 2023–2026, most of them small local layouts; Ekatra's 503 plots add about 29% to that supply, and the nearest branded layouts are sold out. Ekatra is the first large branded plotted launch on the Doddaballapur side since Godrej's in November 2025, which realised about ₹4,420 per sq ft and sold its launched area by 31 March 2026; Ekatra's EOI rate is about double that.

Sattva Group has filed plotted layouts since 2018: Serene Life at Shettigere (410 plots, completed), two Kaveri Siri phases at Mandya, Green Groves near the Nelamangala toll (735 plots), Sattva Bhumi and now Ekatra. On K-RERA as at 21 September 2026, neither of Shirasa Construction's layouts, Bhumi and Ekatra, carries a complaint; Green Groves has four, two of them refund complaints filed in August 2026 and still under process; Serene Life had three, all disposed. North Bengaluru's growth drivers are real, from the airport and the STRR to Foxconn's plant, but a plot at Ekatra is a Doddaballapur purchase first: its case rests on the town's industry, the ring road and a branded, serviced layout. This site publishes no appreciation, return or rental-yield figure for Ekatra, and a plot earns no rent until a house stands on it.

Due Diligence

Sattva Ekatra due-diligence checklist

  1. Verify the registration. Check PRM/KA/RERA/1250/301/PR/180926/008945 at rera.karnataka.gov.in: promoter Shirasa Construction Private Limited, completion 19 March 2029.
  2. See your plot on the approved plan. Check its number, size, facing and road width on the layout approved under DPA/TP/LAO/30/2025-26.
  3. Ask about release. Sale deeds follow the authority's release of plots, 40% in a first stage and the rest on final approval.
  4. Follow the suit. Have OS No. 503/2023 checked before the agreement and the sale deed, and confirm whether your plot is on Sy No. 45/1.
  5. Get the cost sheet. Price, maintenance advance and deposit, GST where it applies, and stamp duty and registration, line by line.
  6. Diary the payment dates. Confirm the first instalment's date and read the delay clause in your agreement.
  7. Get the clubhouse in writing. Its specification, its timing after completion and its usage charges.
  8. Ask about water. How the 450 KLD requirement will be met, and the fallback if the panchayat's supply falls short.
  9. Visit on a working day. Walk the east side, and drive to the Alahalli junction and SH-9 at your usual hours.
  10. Check the south edge. For a south-edge plot, find the ring-road reservation line on the plan.
  11. Check your loan. Confirm your lender finances plots with rural panchayat records, and get an in-principle sanction first.
  12. See Sattva Bhumi. The same promoter company's completed layout near Vijayapura shows what Sattva hands over.
  13. Pay into the named account. Use bank transfer or cheque, only to the account your agreement names, and keep every receipt.
The Verdict

The Sattva Ekatra verdict

A registered, approved Sattva layout with finished infrastructure, a clubhouse and plots from 600 sq ft, priced with the branded launches of the IVC Road belt rather than the town around it. The trade-offs are specific and checkable: a pending suit on one survey number, 95% paid by June 2028, panchayat water, a clubhouse that follows completion and an industrial east edge.

It suits: end-users who will build their own home near Doddaballapur's industry; buyers who want a branded layout with a clubhouse at the entry point of a 600 sq ft plot; families who value a registered plan, services to the plot and a promoter company with a completed layout behind it.

Look elsewhere if: you want Doddaballapur's local plot rate (Ekatra is about twice it); you need a metro or a daily commute into the city (the nearest operational metro stations are about 32–37 km by road); you want payments tied to construction stages, or a quick resale; you need BWSSB water, a city khata or the clubhouse from the day you take possession.

Broker pages written before registration still carry early estimates of the plot count, plot sizes, prices, possession date and RERA status. The registered figures and EOI-stage prices replace them: 503 plots (502 residential and one clubhouse plot) on 24.36 acres, K-RERA registration PRM/KA/RERA/1250/301/PR/180926/008945, a largest plot of 1,986 sq ft, handover by 19 March 2029 and prices from ₹1.03 Cr. Where a listing disagrees, go by the registration.

This site does not forecast returns or price growth. The case for Ekatra is a registered, approved Sattva layout with its infrastructure and clubhouse in the price, from a promoter that has taken Sattva Bhumi to final approval, beside a working industrial town. Against that, it is priced at about twice Doddaballapur's local plot market, the layout is dense, and 95% of the price falls due before completion. Before booking, ask whether your plot is in the first 40% release, whether it stands on Sy No. 45/1 and, for a south-edge plot, about the 90 m ring-road reservation on the local master plan, where nothing is built or announced.

One civil suit is pending: OS No. 503/2023 before the Senior Civil Judge, Doddaballapur, which seeks a declaration of ownership over Sy No. 45/1. That parcel measures 1 acre 35 guntas, about 8% of the layout's land, and the suit was pending as at 21 September 2026. There are no complaints against the project or the promoter on K-RERA. Before you book, ask which plots stand on Sy No. 45/1, and have your lawyer check the suit's latest status.

The promoter is Shirasa Construction Private Limited, a Sattva Group company incorporated in 2022. It also registered Sattva Bhumi in October 2024 and took it to final layout approval on 28 July 2026, about five months ahead of its filed completion date, with no K-RERA complaints. Sattva Group has filed plotted layouts since 2018: Serene Life, two Kaveri Siri phases, Green Groves, Bhumi and now Ekatra.
